This is to inform you that if you are intending
to vacate your apartment prior to the expiration of your Lease
Agreement, a notification to management in writing is required.
You are responsible for all terms and conditions of your original
lease, including, but not limited to, your monthly rental
fees until your Lease Agreement expires, whether you are occupying
the apartment or not. In addition, you must reimburse the
owner for all other fees and expenses incurred by the owner,
because of this failure to obey all provisions and agreements
of this lease. Please refer to your lease agreement for further
information.
Rockwood Gardens Apartments Rental Agents
must rent all apartments that became available prior to your
written notice concerning your decision to break your lease,
whereas you can offer individual attention to leasing your
apartment. Finding an applicant on your own may give you quicker
results. We believe having you focus individually on rerenting
your apartment coupled with Rockwood Gardens also trying to
rerent your apartment will give you the maximum potential
to rerent your apartment home. We will show your apartment
after we have rented all vacant apartments that became available
at the end of a lease term.
If you find an applicant, you must have them
fill out an application at the Rockwood Gardens Rental Office
and they must be approved for occupancy by Rockwood Gardens
Apartments. Please contact us, in advance, to tell us that
you are sending in an applicant specifically for your apartment.
If someone inquires about an apartment and mentions they are
interested in yours specifically and you have notified us
of the applicant by name, in advance, we will show your apartment
to that specific applicant. Again, we reserve the right to
decide if an applicant meets our requirements.
If you are able to find a party interested in renting your
apartment who is acceptable to the management, you will be
charged a $50.00 Lease Agreement Cancellation fee, in addition
to all fees provided for by the lease, when a tenant defaults
on the lease terms. Again, please refer to your original lease.
In the event the Rental Agents of Rockwood Gardens Apartments
secure a renter for your apartment, you will be charged $100.00
to cover their extended services and Lease Cancellation charges.
In either case, you will be released from your rental agreement
responsibilities on the date that the new tenant takes possession
of the apartment, as with all fees as provided for in the
lease for early termination of lease agreement.
However, in addition, you are responsible
for a paint fee, any cleaning and damages charges, plus any
legal fees and disbursement fees that are incurred, because
of this default of your Lease Agreement with Rockwood Gardens
Associates. Also, you remain responsible for all other terms
and conditions of your original lease, including, but not
limited to, all other fees and expenses incurred by the owner
because of your failure to obey this or any other provisions
and agreements of your lease. Please refer to your lease for
further information, or contact the Property Manager.

I wish to vacate my apartment located at ______________________________
on _______________, 20_____. My lease expires on __________________,
20______. I am in full agreement with all of the terms of
this letter and agree to pay the $100.00 fee to Rockwood Gardens
Apartments in the event they secure a renter for my apartment
as stated. I also understand that if I secure a renter on
my own for the apartment I will be required to pay a $50.00
cancellation fee. I understand that all other fees and expenses
incurred by my default of the lease agreement will remain
my responsibility. In addition, security deposits cannot be
used as rent payment, as provided for in the lease agreement.
